Position Overview UTS BuildPros is seeking a Preconstruction Manager to own the front-end of projects from initial lead qualification through estimating, proposal development, and contract execution. This is a hybrid role combining sales, estimating, and client management. The ideal candidate understands construction, can build accurate budgets, and is comfortable working directly with clients to close deals.
Key Responsibilities
Lead Intake and Qualification Review inbound leads and opportunities. Qualify projects based on budget, timeline, and decision-making structure. Coordinate initial meetings and site visits.
Site Walks and Project Scoping Conduct site visits to assess scope and feasibility. Take measurements, photos, and notes. Identify risks, constraints, and constructability concerns early.
Estimating and Preconstruction Perform takeoffs and develop project budgets. Solicit and level subcontractor bids. Build detailed estimates aligned with company margin targets. Maintain and improve estimating templates and cost databases.
Proposal Development Develop clear, professional proposals outlining scope, pricing, and timelines. Coordinate internally to ensure alignment with operations. Present proposals to clients and adjust as needed.
Client Management and Closing Serve as the primary point of contact during preconstruction. Communicate effectively with clients to build trust and credibility. Handle objections, scope revisions, and pricing adjustments. Support closing of deals and execution of contracts.
Handoff to Operations Ensure a clean and detailed turnover to project management teams. Provide complete scope, budget, subcontractor, and schedule information to reduce ambiguity and prevent execution issues.
Process and Systems Development Help build and refine the preconstruction process. Utilize JobTread or similar software for estimating and tracking. Improve efficiency, accuracy, and consistency across all bids. Qualifications and Requirements
Experience 3–7+ years of experience in construction, preferably with a general contractor or subcontractor. Experience in estimating, project management, or preconstruction roles. Demonstrated ability to take a project from initial concept through pricing and contract execution.
Education Bachelor’s degree in Construction Management, Engineering, Business, or a related field preferred. Equivalent field experience will be considered in lieu of a degree.
Technical Skills Ability to read and interpret construction drawings and specifications. Experience performing takeoffs and building detailed estimates. Strong understanding of construction sequencing, cost structure, and subcontractor coordination. Experience with estimating and project management software such as PlanSwift, Bluebeam, Procore, or JobTread.
Metal Building Experience Experience with pre-engineered metal buildings (PEMB) is strongly preferred. Familiarity with suppliers, erection processes, foundation coordination, and sequencing related to metal building systems is highly valued. Business and Client Skills Strong communication and relationship-building ability. Comfortable presenting proposals and discussing pricing with clients. Ability to manage multiple projects and deadlines simultaneously. Highly organized and detail-oriented.
Preferred Qualifications Experience in commercial construction, multifamily, or renovation projects. Existing subcontractor or vendor relationships in the DFW market. Experience working within a structured preconstruction or bid management process. Military experience is strongly preferred.
